According to National Association of Realtors, a staged home sells 67% faster than a vacant home and on average for more than 6% more than the asking price. Staging helps a buyer to make an emotional connection with your home, taking the edge off of what can be a downright stressful experience -- home buying is one of the most important and large financial decisions we as humans will make, after all.
All of our staging jobs begin with a consultation. Each consultation takes roughly 2 hours and is charged a flat fee. During our consultation we take detailed notes to generate a report with recommendations as well as costs and ideas/plan for staging.
Once we have had our consultation we will email you our report with our detailed findings and recommendations. This will also include our flat rate pricing packages. These packages will be broken up into tiers based off of the size of your home and is defaulted to 3 rooms staged (Living, Dining, and Primary Bedroom). Each Additional Room chosen to be staged is charged at an hourly rate. Each job is valid for 90 days on market. We ask that our clients give 10 days notice if you wish to renew or cancel a stage listing. Payment will be collected upon day one of new listing period.
Once on our schedule, we will head to your home on the appropriate date and stage! We ask that our clients provide us with clean and tidy spaces to cut down on time and expenses on our end while on the job. We handle all moving of furniture, and will clean up behind ourselves. When your home sells, we ask that sellers give us a 10 day window to make arrangements for de-staging. Yay! Happy Selling!
This is an option for those clients who are still living in the home while its on the market. This form of staging can come in all shapes and sizes but most commonly will start out with a consultation. The consultation is associated with a flat fee and comes with a written report of everything that we recommend you do in order to get your home ready to sell. This is very detail oriented and comes with everything from what items of furniture we believe you should remove or move around -- to paint color options we recommend -- to pillow placement and how to make up the bed.
We also provide an option where we physically stage your home based off of the recommendations we have provided. We are happy to use your own furniture or can provide our own "props" here and there. This type of staging is what we consider a walk through stage and is based off of an hourly rate.
